The Project

Sevendale House is one of the Northern Quarter’s most prominent buildings occupying an island site. It is situated in the vibrant Northern Quarter, which is home to both local and national retail and leisure operators, which has helped establish its standing in the city.

Sevendale House is a substantial Grade II Listed building comprising 120,000 sq ft, made up of office and retail accommodation. An extensive refurbishment in 2012 created Grade A office space, which at the time was a first for the Northern Quarter. The building fronts Stevenson Square, which is within a Conservation area, and in recent years has become an important public space created by the City Council.

Project Objectives

Key Integrated Services (Maintenance) Limited have been awarded the contract by PJD Property to maintain the Hard FM Maintenance services to Sevendale House.

The services we provide include:

· Smoke Ventilation Systems

· Fire Curtains · Heating systems

· Air Conditioning and Refrigeration Systems

· Water Treatment and Legionella Control

· Minor building fabric maintenance

· Building Management System

· Statutory inspection and testing

· 24/7/365 Reactive and emergency repairs

Challenges

Sevendale House is located within a vibrant and bustling area of the city and the floors are populated by multi-tenanted users. It is an innovative and creative environment, and it is our job to make sure the high standards of the building are maintained through our 24/7/365 hard services building maintenance contract, ensuring there is no impact on the day-to-day activities of the varying building users.

Solution

Key Integrated Services have designed a solution to carry out the maintenance activities outside of peak occupancy times throughout the building. Our proactive engineers have a pre-determined amount of time during each visit to walk the floors looking for potential faults and fixing them before they become a costly call-out for the client and an inconvenience for the building users.
