33 Wellington Street, Leeds
33 Wellington Street, owned by Lancashire Pension Fund, sits on the gateway to the city & is one of the most prestigious office spaces in Leeds. The building received a comprehensive £10m refurbishment and will house the largest law firm under one roof outside of London.
Project Objectives
To provide complete new mechanical & electrical services, comprising of heat recovery VRF systems, new central air handling plant & WC extract systems, new BMS & domestic hot & cold-water services, lighting, power & data, new roof mounted sub-station, external feature lighting, basement drainage & sanitaryware installations.
Challenges
As the basement was liable to flooding & the client is highly dependent on a maintained power supply the basement sub-station had to be moved to the roof. Another relatively large challenge that occurred part way through the project was an increased occupancy requirement for the building which meant a complete design change as services were being installed.
Solution
Working with its supply chain KeyIS designed a roof mounted sub-station, the unit had to be crane lifted on & fit through the plantroom doors & shifted into position. For the increased number of occupants in the building, the KeyIS design team had to work efficiently and quickly to turnaround the design & get this approved so works could continue on site.
The Results
The result was a flagship headquarters for the largest law firm under one roof outside of London. The office space provided was truly remarkable and will stand for many years as one of the most prestigious office spaces in Leeds.
